PRE-PURCHASE DUE DILIGENCE AND MANAGEMENT OF PURCHASEPLG will manage the purchase from start to finish and work closely with your legal team to ensure all requirements are met.

This includes the organisation of critical surveys and pre-purchase reports to ensure the agreed figure is appropriate to the condition of the property, along with a report detailing the results. We then provide recommendations for progress of purchase.

Architectural Services and drawing proposalsAppointing an architect who understands your specific requirements is critical to ensuring the finished article meets your every need.

By providing consistency and joined up thinking from the initial purchase through to drawing proposals and the building of the specification to tender we are able to provide clients with unrivalled continuity through every phase of the project, which we then continue in to the Project Management and Contract Administration of the build.

Planning ApplicationOften a time consuming and frustrating process PLG will work with the planning office and the local community to ensure it runs as smoothly and as quickly as possible with any issues that arise being dealt with at the earliest opportunity.

You will be updated and informed as things progress providing transparency to a complicated process.

TENDER MANAGEMENT AND CONTRACTOR DUE DILIGENCEOn planning approval we will compile a detailed specification that is bespoke and tailored to your needs, which will then be distributed to tender.

We will carry out our own due diligence of any appointed building contractor.

Project management and contract administrationCarrying out bi-weekly site visits and monthly project meetings allows any potential issues to be identified and dealt with at the earliest opportunity ensuring the project runs as smoothly as possible.

Liaising between all parties involved and the contractor on site we make sure that the finished article meets all of your hopes and expectations.

Oversee completion and defects periodWe are aware that the work doesn’t finish when you are handed the keys to your newly adapted property.

As with all new properties you can expect teething problems, PLG will liaise with you and the contractors to ensure any major problems are dealt with immediately and any minor ‘snags’ are included in the contracted defects period which the first will be within four weeks of you moving in.
