Our client is a 10 year old boy with cerebral palsy who was living with his mother and her partner in a local authority bungalow on the outskirts of Southampton.

After his case had settled his team had spent several months looking for a suitable property to adapt and extend. 

PLG were appointed to assist in the search and work closely with the Deputy to ensure the total cost for the purchase, associated works and fees fell within a clearly defined budget.

The brief was to ensure the future home catered for his short, mid and long terms needs and extensive care regime, while also ensuring the rest of the family and any future siblings were also provided for. 

PLG undertook a full review of the market and discussed the relative merits of a large number of properties identified. However, just as the case was settled, PLG identified a bungalow on a large plot that had a lapsed planning consent. 

Following an in-depth review and input from all stakeholders, a feasibility study was undertaken, and a draft scheme produced before an offer was agreed subject to satisfactory consent being obtained. 

Lengthy negotiations followed that needed PLG’s considerable experience to ensure that the transaction was held together. In addition to this it was necessary to have further negotiations with the planners to reduce the implications of quite onerous conditions that would have had a costly impact on the project. 

The purchase was then completed once planning consent was granted.
