Property search for a client who sustained a C4, spinal cord injury due to an accident at work
The client was in a medical centre, almost 50 minutes away from his family, awaiting for a suitable property for him to come home to.
The family’s main requirement was for a property with adequate ground floor space to accommodate our clients bedroom, therapy and bathing needs and ultimately bring the family back together under one roof.
We undertook a full review of the market, setting up tailored alerts and searches on property portals along with taking proactive action to make direct contact with a large number of agents.
What became clear at a very early stage was the style and size of property needed, was extremely rare, certainly on a rental basis, in the desired search area.

Despite the difficulties of the search, a property was identified in the right area that had the potential scope to meet the family’s needs. Following a second viewing with the client’s wife, steps were taken to secure the property with a holding deposit issued on the same day upon agreement with the legal team.
Following this PLG negotiated the necessary enabling works, direct with the landlord during an additional meeting at the property. We then ensured that the Assured Shorthold Tenancy agreement was reflective of the proposed changes to the property, protecting the position of all parties including the landlord, agent, tenant and legal team.
moving in
Working conclusively to finalise the AST tenancy agreement, our architect visited the property producing an outline scheme which was approved by all parties involved. Following a formal tender process a contractor was chosen to undertake the works to the property which included the creation of level access to and from the property, the conversion of an existing ground floor bathroom into a wet room, structural work to combine two ground floor rooms to create a larger bedroom for the client and internal modification to ensure manoeuvrability for a wheelchair user.
After a relatively stress free adaptation project, the property was ready for all the family to move in and our client could continue with his rehabilitation, in a safe and secure environment, with his family by his side.
