Purchasing a Property for Disability Adaptation

Our client lived at the family home in Essex however he had very acute needs and it was unsuitable. 

This being a settled case PLG were instructed to search the market to source a suitable property which could be adapted to meet both the clients, and his families immediate and long term needs.

As well as the necessary space for the client and his immediate family ,the property also required separate living space for a wider family member to be included. 

the solution

The area of Essex covered involved a number of large towns as well as semi-rural and rural locations. The eventual home would need to be on a very large scale and it was found that properties directly in the towns within the price ranges assessed would not provide the flexibility to create the accommodation needed.

The mitigating factor with this was out of town locations were also unsuitable due to transport, services and healthcare provisions which meant securing something suitable to meet all of the criteria, within budget became difficult.

Having worked with the family, and as the case had settled, PLG suggested assessing potential homes / plots to create a new build home. As the market is active and demand high for self-build plots, again, size became an issue.

After working with a number of agents and developing strong working relationships, a derelict home was found on a sizeable plot, which having second viewed with the family and due diligence carried out, was secured as a purchase with the view to demolishing and building from scratch.
